Dear Villas Homeowners,

As a reminder, the Villas HOA will be holding its Annual General Membership Meeting on Wednesday, 6 March @ 5:30 PM in the Hartbottle Room of the Banbury Meadows Golf Clubhouse.  An Icebreaker will start at 5:30 with the main meeting beginning at 6:00 PM.  

A formal meeting announcement and invitation (with related documents) have been sent (via mail/post) to each homeowner.  You can view or download a copy of the announcement by clicking HERE.  If you are unable to attend the meeting, please complete the PROXY at the bottom of the form and provide it to Development Services, a neighbor, or a Board Member who will be attending the meeting to ensure your vote and support of the meeting is included.

For your information and planning a copy of the current Meeting Agenda is also attached.  It should be noted that this agenda may be updated or changed between now and the date of the meeting.  You can view, download, or print a copy of the agenda by double-clicking HERE.

At the Meeting, our Board of Directors election will also be held.  The current Board members will be seeking re-election (additional two (2) year term).  Any homeowner interested in running for office is encouraged to contact our Association Manager, Jean Cariaga, by email:  jean@dev-services.com.  

The Villas HOA Board consists of five (5) members and the current Board running for re-election is as follows:

VILLAS HOA DUES INCREASE:  The Board will also announce that beginning with the 2nd Quarter of 2024 the Association’s current HOA Dues will increase from $427 to $475 per Quarter or from $1708 to $1900 per year.  The decision to increase our dues was a very difficult decision to make, however after conducting a thorough and detailed review of our current budget, available funding, and projected future residential maintenance costs (primarily for irrigation) it became clear this was necessary.  Although more details will be provided at the 6 March Meeting, during 2023 our unanticipated/unprogrammed expenses for irrigation repairs and additional end-of-year leaf and lawn clean-up totaled just under $10,000.  This additional cost has primarily been attributed to failures in our aging residential irrigation systems. Note – the increase addresses costs and expenses for maintenance and services outside of our contract with Brother Bear Lawn Care.
