FOLLOW UP ON THE IRRIGATION NOTICE BELOW
Homeowners,
In addition to our notice below we want to share the following information collected from a few of our residents and provide tips on how to flush out your main irrigation line:
1. Some residential irrigation filters are becoming clogged by an unusual amount of organic debris from the HOA’s main water lines.
2. The number of reported residential clogged filters is higher than in previous years. This is occurring even though our main irrigation lines have been flushed out (as done every year) during the activation of our Pumps. The flushing process was performed until the water lines were cleared of the observable debris.
3. We believe this is a temporary situation as our main pump filters are operating properly and the excessive amount of debris in the lines is most likely occurring due to the initial pressure surge caused by the Pump start-up process. It is also likely the surge of water at start-up is breaking loose the debris left over from the Winter Season. Given time this situation should clear up as the lines are purged of the debris.
4. Our current plan is to continue to monitor the operation of our Main Pump Filters and conduct additional flushing of the main lines as needed.
5. Recommended action homeowners can take if experiencing clogged or dirty residential filters: You can flush out your residential system at the point it is connected to our main line, which is normally at your main valve control box, typically located at the back corner of your property (this varies depending where your home is located). Also, at or near your main valve should be an irrigation faucet where you can connect a garden hose to flush out the system (and the main line serving your property). When flushing your system you should run the water for at least 30 to 60 minutes until the water is clear and your residential filter no longer becomes clogged with debris.
Over the next 8 to 10 days, if you continue to experience the issues outlined above, please let us know via the following email address: bbmhoabd@banburymeadows.org
We apologize for the inconvenience this has caused some of our homeowners and are hopeful as our main irrigation system is purged of the debris the water quality will return to normal.
Thank you. We appreciate your patience and understanding as we work to resolve this problem.
Regards,
Board of Directors, BBM HOA

Dear Homeowners,
We regret to report that our HOA Irrigation system is experiencing low and intermittent water pressure. The cause has been identified as one, possibly two, pump stations that appear to be operating well below their normal capacity and output.
The low water pressure was reported late Friday and has continued to be an issue today. Unfortunately, we have been unable to identify the specific problem and repairs will most likely not be addressed until Monday, 1 May.
We apologize for this inconvenience and appreciate your understanding and support as we continue to address and resolve this problem.
Thank you.
